Early-1900s estate roofs: tile, slate and steep pitches
Piedmont became a city in 1907 and was largely built out in the early twentieth century, with big growth in the 1920s and 1930s. That produces large houses with steep pitches, deep eaves and roofing that was meant to last, such as clay tile, slate and dimensional shingle. Many are now past their first covering, and the questions are repair, partial replacement or full replacement.

The weak points are the usual ones. Cracked tiles, slipped slate, dried-out flashing at chimneys and valleys, and gutters hung on rotted fascia. A slate or tile roof can look fine from the street and still be leaking at a valley. We inspect up close and photograph what we find.

Roofing services for Piedmont homes
- Roof Repair
On a steep estate roof, a few broken tiles or a cracked flashing can be fixed without replacing a covering that still has life, and the repair is matched to the original material.
- Roof Replacement
A Piedmont replacement is planned around narrow-street staging, the look of the roof and a permit check with the city, since Piedmont has its own building office and not Oakland's.
- Gutters
Large eaves and steep pitches shed water fast, so deep gutters and sound hangers matter on older estate homes, and rotted fascia behind a gutter is replaced before it goes back up.
- Emergency Roof Repair
A leak under a tile roof needs careful temporary protection that does not crack more tiles, and safe access up a steep pitch before anyone walks the surface.
- Tile Roof Repair
Clay tile and slate on 1920s and 1930s houses outlast the underlayment beneath them, so broken pieces are replaced and the felt is checked at valleys, chimneys and hips.
- Historic Home Roofing
Piedmont's early 20th-century estate homes keep original rooflines and trim, so the plan matches covering, color and profile to the house and raises design questions with the city first.
- Roof Inspection
A steep tile or slate roof can look sound from the street and still leak at a valley, so the inspection includes a close look at valleys, chimneys and the gutters.
Staging a job on a narrow street
The street often is the hardest part. Piedmont's hillside roads can be barely wider than the truck, and there may be no curb space for a dumpster. At the first visit we map where the truck, dumpster and material pile will go and what that does to the neighbors. A tile reroof also needs a plan for stacking weight on the roof deck, because pallets of tile are heavy.

An island inside Oakland: permits and the drive
Piedmont is a city of its own, surrounded by Oakland, with its own building office. Do not assume Oakland's rules apply to a Piedmont address. The quote names whoever files the permit, and Piedmont's office verifies it. If the house has historic features, ask about design questions before the quote is signed.
Wayne or Pedro often inspects after the office schedules the visit. The drive from Webster St runs about 18 minutes in light traffic. Nearby pages cover Oakland, Emeryville, Berkeley and Orinda.
What a Piedmont quote includes
The quote is detailed and written, photos and texts follow during the job, and a site supervisor does the closing walkthrough. The reviews page holds our 4.9 stars from 60 Google reviews, all of them from Alameda. We claim no Piedmont job. Warranty terms go in the contract in writing; ask us first.
