Which roof types fit an Alameda house?
Composition shingle fits most Alameda houses, metal suits the owner who wants a longer-lived covering, and flat or low-slope membrane covers porches, additions and townhouse sections. Tile suits houses framed for its weight. A good estimate prices more than one option when more than one is realistic.
- Composition shingle: Lowest upfront cost of the pitched options, quick to install, widely available in colors that match a neighborhood.
- Metal: Higher upfront cost and a longer service life, with noise and fastener choices to discuss. A metal roof with a shingle tear-off took about a week on one Alameda job.
- Tile: Heavy and durable; framing needs checking first.
- Low-slope membrane: A separate system with its own details. Many houses have one section of it even when the main roof is pitched.
What decisions come before the new roof is ordered?
Four decisions shape the price and the schedule, and each is made on the roof, not from a brochure.
Layers. California's building code does not allow a new covering over a roof that already has two applications. A two-layer roof means a full tear-off.
Decking. Old boards under the shingles are inspected as they come off. Aged decking was found on one Alameda job and handled through a change order explained before work continued.
Pitch and height. A steep or three-story roof needs staging and takes longer. Aerial photos are used to estimate steep or multi-section roofs.
Color and venting. A lighter color can keep a sunroom cooler, as one customer was advised. In Alameda's California Climate Zone 3, a cool roof is an option for a single-family reroof, not a requirement, and the building department has the final word. Vents are replaced during a reroof, as on one local job.
If a repair would do, we say so. House roof repair in Alameda is often the right call on a sound roof, and we have told customers to wait rather than replace.

How long does a residential reroof take?
Most homes take one to three days of roof work, plus the day the estimate is signed. Customers report reroofs finished in a single day on several homes and in about 10 hours on one, with a couple of days on others. Weather moves the dates. Ask how open areas are covered overnight.
- Inspection and written estimate. A visit, often within a day or so of the call, then a detailed quote.
- Contract and permit. The estimate states who pulls the permit. Confirm it.
- Materials ordered and scheduled. Color and style are chosen before the start date.
- Tear-off. Old covering and underlayment come off and the decking is checked.
- Decking repairs. Soft boards are replaced, with any change order explained first.
- Underlayment, flashing, drip edge and new covering. Installed in that order.
- Cleanup. Debris is hauled and the yard is left tidy.
- Final walkthrough. A site supervisor walks the finished roof with you, and warranty paperwork follows.

Protecting the yard, driveway and neighbors
Tear-off is the messy part, so protection goes up before it starts. Ask before the start date what will be covered, such as plants and the ground at the eaves. Debris is cleared daily. Customers describe neat yards, debris removed, gutters cleared of junk during the job, and walls and skylights wiped down.
Tell us about noise-sensitive neighbors, a home office or a baby who naps, and request a quiet worksite. One customer asked for exactly that and got it. If solar panels are on the roof, your solar company handles removal and reinstall, and we time the roof work around them.
Townhouse roofing in Alameda
Townhouse roofs share walls, so the flashing where your roof meets the neighbor's wall matters. Many townhouses combine a pitched front roof with a low-slope rear section, and the two systems are quoted separately.
The shared wall and parapet are the leak points to check first. Confirm any community rules before ordering materials, and find out whether neighbors' roofs share a drainage path. One Alameda townhouse had its flat roof and bulkhead replaced, and the same inspection practice applies when only your unit is involved.

What does a new roof for a house cost?
Price follows roof area, pitch, stories, the number of layers to tear off, decking repairs, the covering you choose and details such as skylights, chimneys and vents. Third-party figures give a sense of scale. Homeyou's 2026 estimate is $6,248 to $8,056 for a 1,282 square foot composition shingle roof, and Build-folio's 2026 Oakland benchmark is $18,377 to $24,864 for a 2,286 square foot composition roof. A 2026 Alameda pricing guide puts a full roof at $8,500 to $35,000 or more.
Those are published ranges and not our quote. The number you hold us to is the one on your written estimate, so make sure it lists the scope and the materials.
What should a first-time homeowner check before signing?
Check the license on any roofer at the Contractors State License Board site, cslb.ca.gov, because California requires a C-39 roofing classification for roofing work. Check any roofer you are considering, including us, by asking which business name will sign the contract and looking that name up.
California caps a home improvement down payment at $1,000 or 10% of the contract, whichever is less (B&P section 7159.5). You have three business days to cancel, or five if you are 65 or older (CSLB). One customer paid nothing until the finished work had been inspected, which is one customer's experience and not a stated policy.
Caring for a new roof
Clear leaves from valleys and gutters before the first big storm, walk the yard after high wind and look for missing shingles from the ground. Keep tree limbs trimmed back. A yearly check catches small problems when they are cheap, and our roof inspection and roof maintenance pages explain what each includes.
Keep the warranty paperwork and the photos from your job in one place. If a shingle lifts, call before the next rain.
