Five districts, five generations of roofs
Fremont became one city on January 23, 1956, when Centerville, Niles, Irvington, Mission San Jose and Warm Springs merged. Each district kept the housing age it already had. The year your house was built tells us more than the district name does.
Older homes raise one question before any other: how many layers are on the roof? California Building Code does not allow a new covering over a roof that already has two layers, so a two-layer roof means a full tear-off. We count the layers at the eave edge during the inspection and show you the photo.

The Hayward Fault and your flashing
The Hayward Fault runs through Niles and along the hills of north Fremont, and it creeps slowly between Oakland and central Fremont. Where a roof meets a chimney or a wall is where any shift in a structure tends to show. On hill homes we look hard at chimney flashing, wall junctions and valley seams, and we note any gap between roof and wall.
Roofing work we do for Irvington and Mission San Jose homes
- Roof Repair
Flashing at chimneys and wall joints is the first place older Niles and Centerville roofs let water in. We trace the stain upslope, reseal or replace the flashing, and photograph the finished repair for your records.
- Roof Replacement
A first-generation roof in a newer district and a two-layer roof near the old town centers need different plans. We count layers at the eave, test the decking, and write each option into the estimate.
- Emergency Roof Repair
When rain finds a way in, a tarp or temporary seal comes first and the full repair is planned afterward. The I-880 drive from Webster St is stated plainly on the call, with a visit window and no promised minute.
- Storm Damage Roofing
Wind pulls ridge and edge shingles loose on the open hillside streets facing the bay breeze. We photograph the damage before cleanup and walk the roof with your insurer's adjuster if you file a claim.
- Roof Inspection
Fremont's five merged districts hold roofs of very different ages, so a photographed inspection is the quickest way to learn which stage yours has reached before you collect replacement bids.
- Roof Flashing Repair
Along the Hayward Fault in Niles and the north hills, the roof-to-wall line and chimney base are where we look first for gaps. New step flashing is often a smaller job than a roof replacement.

Niles, Warm Springs and the age of the house
Niles was already a film town in 1912, when Essanay Studios arrived and made Charlie Chaplin pictures there until the Niles operation closed in 1916 (Washington Township Museum of Local History). Houses from that era have had many roof lives. At the south end of the city, the Warm Springs/South Fremont BART station opened on March 25, 2017, and the housing around it is decades newer than the old town centers.
The practical point is the order of questions. For a house near Niles' old center, we start with layer count, decking at the eaves and chimney flashing. For a house in a newer district, we ask first for the builder's roof paperwork, since a builder or manufacturer warranty may still be active and some terms depend on who does the repair.

What a visit looks like from Webster St
Our office is on Webster St on Alameda's West End, so the trip to you is the I-880 corridor. Wayne or Pedro often does the inspection. You get photos of what they find, then a detailed written estimate, which Alameda customers have received as soon as the next day. On steep or multi-pitch roofs the estimate may use aerial photos so nobody climbs a roof just to measure it.
If work goes ahead, the same contact stays with you through the job and sends progress photos. Daily cleanup and a final walkthrough with a site supervisor are what past customers describe.
Permits and which city you are in
The City of Fremont's building department handles roof permits inside city limits. Neighboring Newark is a separate city entirely, with its own building department, even though Fremont surrounds it. Ask the estimate to name who pulls your permit.
