Ford plant to Great Mall: the tract homes between
The Ford plant that triggered Milpitas' growth closed in 1984, and the Great Mall opened on its site in 1994 (Wikipedia, Milpitas). The homes that grew up around the plant in between are now 30 to 60 years old. On that stock, repair or replacement hinges on whether the deck is sound.

Our first look is at vent boots, flashing and the rake edges. If the nailing is good and the shingles still have granules, a repair holds. If the deck is soft or shingles are brittle, we say so and quote a reroof.
North-northwest wind off the bay
Winds in Milpitas prevail from the north-northwest (Wikipedia, Milpitas), and the afternoon gusts reach the east-side hills too. Edge shingles and ridge caps take the first hit. On one Alameda job, a customer called after a windstorm and a roofer stopped by to tarp lost ridge shingles; we plan the same first step if wind strips yours.

Climate Zone 4 and the permit office
Milpitas is in Climate Zone 4. Replacing over 50% of a single-family roof brings in the cool-roof rule, with a CRRC-rated product priced in from the start. The City of Milpitas building division handles permits inside city limits; the estimate states who applies, and you should confirm it.
A small farm town that filled in fast
Milpitas counted about 800 residents in 1950, 6,572 in 1960 and 26,561 in 1970 (Wikipedia, Milpitas). Much of that growth was tract housing from the Ford-plant decades, so many Milpitas houses are 50 to 70 years old and their roofs have usually been redone at least once. Older anchors survive: the Jose Maria Alviso Adobe, which the city acquired in 1995, Smith's Corner from 1895 and the 1915 Milpitas Grammar School that now houses part of the library.
Two creeks, Berryessa and Penitencia, run through town, and a BART station opened in June 2020. On a tract house the useful question is how many times the roof has already been redone. Two layers means a full tear-off, and a tear-off is when old decking and flashing problems get found and explained before work continues.
Roof services below Ed Levin and Monument Peak
- Roof Repair
Tract roofs from the postwar decades usually fail at flashing and vent boots before the shingles themselves, so a repair visit starts at every penetration, not at the stain.
- Roof Flashing Repair
Chimneys, wall intersections and vent pipes on 50-to-60-year-old tract roofs have seen decades of sun and wind. Rebuilt flashing often outlasts sealant added on top of it.
- Shingle Roof Repair
Edge and ridge shingles lifted by north-northwest wind can be re-nailed or replaced in place when the field shingles still have granules and the nailing is sound.
- Roof Replacement
Zone 4 ties a reroof of more than half the roof to cool-roof product rules, so we price a CRRC-rated product into the estimate and check the existing layer count.
- Storm Damage Roofing
Afternoon wind off the bay and stray winter storms strip ridge caps and loosen edge shingles. We photograph the damage for your insurer and leave the claim itself to you and them.
- Roof Inspection
With tract homes from the 1950s to 1970s, an inspection answers whether the deck is dry and the nailing sound, and ends with photos and a written estimate.
- Gutters
Gutters on the low eaves of tract homes catch granules and leaves. A sagging run pulls water back against the fascia, and we check the board before we hang anything new.
- Emergency Roof Repair
We triage leaks by phone and cover what we can reach first. Reaching Milpitas quickly depends on crew availability and the freeway, since I-880 can add a lot to a 54-minute drive.
Booking around I-880 traffic
Call the Alameda office and describe the roof. A written estimate follows the inspection. We pick visit times with I-880 traffic in mind.
