Foothill edge, modest older homes
Alum Rock is a district at the foot of the Diablo Range, beside Alum Rock Park, which was established in 1872 (Wikipedia, Alum Rock Park). The homes nearby tend to be modest and older, so the real decision is rarely about style. It is whether the roof can be repaired or has to come off.

One Alameda customer was told to wait rather than replace, and another got advice on keeping old shingles going. The same honesty applies here. A written estimate after a free inspection gives you the facts.
According to Wikipedia, developers built the Alum Rock community in the 1940s and 1950s, and it has been part of San Jose since the 1950s. A house from that period is now 70 to 85 years old, so the roof on it is rarely the first, and patches, extra layers and old flashing tell the story. We count layers at the edge, press-test the deck near the eaves and valleys, and report what is holding and what is not, before anyone talks about a price.
Landlords and rentals
Rentals are part of the housing mix here. An owner of several properties in Alameda once had five new roofs done, and a crew was once moved from a less urgent job to a leaking rental. They show how seriously we treat rental roofs. For landlords: we fix the roof and document interior damage; ceiling and drywall repair is someone else's trade.

Alum Rock Avenue, Penitencia Creek and the park
Alum Rock is bounded by the Diablo Range on the east, Coyote Creek on the west, Mabury Road on the north and Ocala Avenue on the south (Wikipedia, Alum Rock, San Jose). Alum Rock Avenue and a passenger railroad once ran through town toward Alum Rock Park, which was founded in 1872 and is described as California's oldest municipal park. Calvary Cemetery dates to 1882, and Mt. St. Joseph Monastery, a Carmelite novitiate, is another landmark.
U.S. 101 and I-680 pass through the area, and the Penitencia Creek light rail station sits at the border with Berryessa. Most of Alum Rock is in San Jose City Council District 5, with small parts in Districts 7 and 4. For a roof, that boundary matters most for permits: a parcel inside the city goes to San Jose, and a county pocket goes to the County of Santa Clara.
Zone 4 and city-or-county permits
Alum Rock ZIP codes are in Climate Zone 4, so a reroof of over half the roof needs a cool-rated product. Parcels may be in San Jose or in the unincorporated county; the permit office differs. Your estimate lists the permit applicant.
Services for Alum Rock roofs
- Roof Repair
Older modest homes often need targeted repair of flashing and patched seams, and a repair can stretch a roof's life. We mark every old patch on the photo report so you see which ones are holding.
- Roof Replacement
When a roof has two layers or soft decking, replacement is the honest answer, with Zone 4 cool-roof rules in the estimate. We price rotted decking by the sheet so a change order is a known number.
- Gutters
Rental owners get long-term value from gutters that carry water away from fascia and foundations. We check slope, hangers and downspout count on each run, so one clogged outlet does not spill onto the fascia.
- Emergency Roof Repair
A phone call and tarp advice come first; the long trip from Alameda and who is free that day set the arrival. For a rental, tell us whether tenants are home so we can plan access.
- Roof Inspection
On a house from the 1940s or 1950s, a documented inspection finds how many layers are on, where patches stack up, and which flashing has failed, so a landlord or owner can budget repair against replacement.
- Roof Maintenance
Small single-story roofs with a history of patching hold up longer with a yearly check of flashing, sealant and gutters, and a dated photo record gives rental owners proof of upkeep for tenants and insurers.
Booking a visit from Webster St
Call the Alameda office and describe the roof and whether it is a rental. Inspections are scheduled ahead because of the drive. We cannot promise a fast arrival for an urgent leak.
