Hamilton Field: a base turned neighborhood
Hamilton Army Airfield closed in 1974 and, by 2008, had largely been redeveloped into single-family homes, with former hangars converted to offices (Wikipedia, Novato). The airfield was designated a Historic District in 1998, so ask the city whether exterior work on a Hamilton-area home needs review beyond the permit.

We start with the roof's age and layers, since a covering may not go over a roof that already has two applications. Then we discuss material and appearance before you commit.
Bel Marin Keys and waterside damp
Novato Creek reaches San Pablo Bay just north of Bel Marin Keys (Wikipedia, Novato). Waterside lots hold moisture longer, and north-facing eaves grow moss. The July high averages 79.9 F, which is mild, so shingle life is usually limited by damp, not heat.

Zone 2 and the City of Novato
Novato ZIP codes are in Climate Zone 2 per the Energy Commission. A single-family reroof there does not trigger the cool-roof rule that applies in Zone 4 or 12, though the building department has the final word and exceptions exist.
Tract growth, low ground and a wide rain range
Novato's housing came in two waves. Post-World War II tract homes were built largely without a city plan while the area was unincorporated, and the population went from 17,881 in 1960 to 31,006 in 1970 (Wikipedia, Novato). The 2020 census counted 21,271 housing units, and 66.1% were owner-occupied. Roofs on that older stock vary in quality and in how often they have been patched, so we count layers and check decking before quoting.
Eastern Novato is low-lying former marshland, and levees and flooding are a recurring local issue. A flooded yard is not a roof problem, but a ceiling stain after a storm needs the roof ruled in or out. Rainfall swings widely too: Hamilton Field recorded 46.63 inches in 1940 and 6.35 in 2015. A roof that stayed dry in a thin year can fail in a wet one.
What we do for Novato roofs
- Roof Repair
Hamilton-era houses and 1960s tracts leak at aged flashing and vent boots more often than from shingle wear alone, so a repair visit starts at every penetration and wall joint.
- Roof Flashing Repair
At about 25 inches of rain a year, flashing is the first line of defense at every wall and chimney. We rebuild failed chimney and wall flashing instead of coating over it.
- Roof Replacement
Zone 2 leaves product color and material your choice, subject to what the City of Novato and any review requires, and we count existing layers before tear-off is scheduled.
- Cool Roofs
A lighter roof is optional in Zone 2. With a mean July high near 80 F, the choice is about appearance and attic heat, not the cool-roof reflectance rules.
- Historic Home Roofing
For a house near the Hamilton Field Historic District, we discuss material and appearance first and point you to the City's planning staff on whether the exterior change needs review.
- Gutters
About 25 inches of rain a year puts steady work on gutters, especially near the bay-side lots, and an undersized run overflows at the fascia before the roof ever fails.
- Roof Maintenance
North-facing eaves near the water hold damp and grow moss. A maintenance check before winter looks at those slopes, the gutters and sealant at vents so small defects do not become leaks.
- Emergency Roof Repair
We triage leaks by phone and advise on a temporary cover. Bridge traffic on the Richmond-San Rafael crossing and crew availability decide when we can arrive, and we promise no time.
The bridge crossing and scheduling
Because of the Richmond-San Rafael Bridge, we book Marin visits for off-peak windows. A written estimate follows the inspection. Weather and traffic change plans, and we call ahead if they do.
Marin neighbors
We also list Lucas Valley-Marinwood, San Rafael and Fairfax.
