Two approvals, not one
Blackhawk answers to Contra Costa County and to its homeowners association. The county covers permits and inspections. The association decides material, color and the look from the street. Start with the association, because a county permit does not override its guidelines.
- Roof Repair
Small repairs on high-value homes still need color and material to match what the HOA approved. We photograph the roof section first so the patch can be matched and shown to the committee if asked.
- Roof Replacement
A reroof here starts with the association's design guidelines, then the county permit. The contract timeline carries a line for committee approval, so no material is ordered early.
- Skylights
Skylight changes can alter a roofline the association reviews, so approval comes first. A leaking skylight is usually a flashing job, and on three Alameda skylights resealing was enough.
- Emergency Roof Repair
Gate access and crew availability both affect how quickly we can respond to an urgent leak. Name the gate and who can clear the crew, so access is settled before they arrive.
- Roof Inspection
Many Blackhawk homes date from the 1979 to early-1990s build-out, so original roofs are now decades old. A photographed inspection tells you what life remains and gives the committee the facts.
- Solar-Ready Roofing
Large rooflines suit solar, and the roof should be finished before panels go on. Your solar company handles the panels; we time the roof work around their schedule.

What the architectural committee wants to see
Most review committees ask for product data, color samples and a description of the scope. Gather those before you sign a contract, and write the approval into the contract timeline. We can supply a written scope and material specs with the estimate. Estimates list each roof section separately, and the permit line says who pulls it. Confirm that with the county.
Next to Danville, not inside it
Blackhawk Plaza sits in an unincorporated part of Danville beside the community, per Wikipedia, and Blackhawk itself is unincorporated too. Danville's town permit rules therefore do not apply to your house. Contra Costa County does, so call the county about your reroof and not the town office down the road.
Estate roofs and size
Homes here run large, and median prices topped $2.4 million as of 2025, per Wikipedia. Big roofs mean more squares, more roof planes and more flashing details. On several Alameda jobs the company used aerial photos on steep or multiple-section roofs, and that approach suits estate rooflines.

Built out from 1979
Ken Behring bought the land in 1975, and the first homes went up in 1979, per Wikipedia. The plan shrank from 4,800 units to 2,400 homes, and the build-out ran into the early 1990s. With 90.6% of occupied homes owner-occupied, a reroof is the owner's and the committee's decision together. Ask the association for the roof specification it approved originally, so a replacement matches it or you know what a change requires. San Ramon Valley Fire Protection District covers the community, so ask it what defensible-space rules apply to your lot, whatever material you choose.
Scheduling from Webster St
Drive time is about 46 minutes, and urgent calls are subject to crew availability. Gate clearance adds another step, so tell us early. For planned work, an inspection by Wayne or Pedro comes first, then a written estimate.
