The old capital
Benicia was the third site picked as California's capital, after San Jose and Vallejo, and it held the title from February 1853 to February 1854. The capitol building at First and G Streets was finished in 1852 as a city hall, and it is the only pre-Sacramento capitol still standing.
That history shapes the roofs. Downtown and the blocks around it hold some of the city's oldest houses, and changes to their exterior may need review as well as a permit. If your home is old enough to be near the center of town, ask the City of Benicia before changing the roof's look.

Older houses, older problems
Old roofs here tend to have been repaired in layers. Count the coverings: the California Building Code does not allow a new one over a roof that already has two. Flashing at chimneys and walls fails first, and plank decking under old shingles often hides rot until tear-off.
We start with the inspection, trace the leak and tell you whether a repair will hold. When aged decking turns up, a change order is explained before work continues. Our approach is to advise honestly and not push replacement.
Roofing services for Benicia
- Roof Repair
Older Benicia houses leak at flashing and old repairs, and a targeted fix can extend a sound roof. We check chimney and wall flashing first and say whether a repair will outlast replacement.
- Roof Replacement
A tear-off on a historic-district home may need design review first, and the estimate allows for it. Aged plank decking is priced as its own line once tear-off reveals it.
- Storm Damage Roofing
Strait wind lifts ridge caps and edges, and we document the damage for your insurance claim. Photograph lifted ridge caps and rake edges from the ground before any repair.
- Emergency Roof Repair
An active leak gets a temporary seal first, with timing subject to crew availability and the drive. Interstate 80 and the bridge approaches decide the window, and we say so on the call.
- Historic Home Roofing
Downtown Benicia holds the 1852 capitol at First and G Streets and many of the city's oldest houses. The city may review exterior changes, so we match pitch, profile and material to what it allows.
- Roof Inspection
A written inspection of an older Benicia house shows layers, decking condition and failed flashing before you commit to replacement. Photos of each problem area come with the estimate.
Wind off the Strait
Benicia faces the Carquinez Strait, and wind there funnels along the water. Ridge caps and rake edges take the load, and loose ones are often the first sign of damage. Check them after any blow, and photograph anything you find for your insurer. We write the scope and can meet the adjuster on site, but only you, your insurer or a licensed public adjuster negotiates the claim.

The Arsenal side of town
The U.S. Army established the Benicia Arsenal in 1851, and the arsenal grounds, like the 1852 capitol, are part of why Benicia's oldest blocks hold so many houses with long histories. Older parts of town mix eras, so the roof conversation starts with the house's age, pitch and layer count and not with the neighborhood name.
Wind off the Strait is the constant across all of them. Ridge caps and rake edges get the same attention on a Victorian near First Street as on a later ranch house, and the estimate should show what each roof needs.
Scheduling a Benicia visit
Benicia's own building department handles permits within city limits, and the estimate states who pulls the permit. Vallejo lies to the west, and Martinez is across the bridge. The next Solano places are Fairfield and Suisun City, and Crockett sits on the south shore.
Alameda customers have reported estimates scheduled for the next day, but Benicia is a longer drive, so expect a call back with a realistic window.
