River-city growth years, now at reroof age
Antioch added about 28,000 residents between 1990 and 2000 (Wikipedia, Antioch census table). Roofs on that wave of homes are now roughly 15 to 35 years old. At that age we look for curled tabs, exposed nails, granule loss in the gutters and sealant that has shrunk around every vent pipe.

Heat does much of the damage. July highs average 91.1 F and rain totals 13 inches a year. A roof that has baked for three decades has often outlived its sealant even when the shingles look intact.
Zone 12 rules and the permit path
Antioch ZIP codes fall in Climate Zone 12 per the Energy Commission. Reroofing over half of a single-family roof there means a CRRC-rated cool product, so we confirm options before quoting. The permit applicant is named in the estimate, and the City of Antioch building division is the office to confirm it with.
Highway 4, Rivertown and the regional parks
Antioch's growth came in layers. The city had 11,051 residents in 1950 and 28,060 in 1970, before the subdivision boom took it past 62,000 by 1990 (Wikipedia, Antioch). Houses near the river and the old downtown belong to the earlier layers, and the Rivertown Art Center still occupies a bank building from 1923. Those roofs are more likely to have extra shingle layers, so we count layers first, because California's reroofing rules bar a new covering over two.
The newer streets sit beside open ground. Contra Loma Regional Park, Black Diamond Mines and the Antioch/Oakley Regional Shoreline cover 6,493 acres, about 38% of the city's land. State Route 4 is the main road out, about a half-hour west to Interstate 80, and State Route 160 crosses the San Joaquin River on the Antioch Bridge. For a visit from Alameda, the commute window is part of the schedule.
Roof, gutter and storm work on the river side
- Roof Repair
Roofs from the 1990s growth years now show curled tabs, exposed nails and dried vent-boot sealant, and a targeted repair is worth pricing when the shingles still hold granules and the deck is dry.
- Shingle Roof Repair
Antioch's July highs average 91.1 F, so shingle edges cure and curl early. Replacing a section of tabs is realistic when the rest of the field is still flat and well nailed.
- Roof Replacement
First reroofs of roofs from the 1990s growth years must meet Zone 12 cool-roof rules when over half is replaced, so a rated product is priced into the written estimate from the start.
- Roof Inspection
On a 15-to-35-year-old roof the decision is repair or reroof, not whether it leaks. An inspection with photos of curled tabs, nails and flashing gives you facts to weigh against the estimate.
- Storm Damage Roofing
Delta wind and the occasional winter storm lift shingles and bend flashing. We photograph the damage for your insurer, and you and the insurer decide how the claim proceeds.
- Gutters
Gutters installed with the original build are often undersized or sagging by the time the roof comes off, and a new drip edge ties in best when the gutter line is replaced in the same project.
- Gutter and Downspout Repair
A sagging run on a two-story subdivision home can be rehung or re-pitched instead of replaced. We check the fascia behind it first, because water behind a gutter rots the board.
- Emergency Roof Repair
We triage leaks by phone and tarp first. The drive of nearly an hour by Highway 4 and crew availability decide arrival, so we say plainly what is realistic.

Highway 4 traffic and scheduling
Inspections are booked by phone with the Alameda office. The inspection is followed by a written, itemized estimate. Past Alameda customers have received daily cleanup and same-day progress photos; the same routine is what we plan for any Antioch job.
