Composition shingle roof in Alameda: what you are choosing
A composition shingle roof is a fiberglass mat coated in asphalt and covered in ceramic-coated granules. Within that family there are two grades. Three-tab shingles are flat and thinner. Architectural shingles are laminated, thicker and cast a shadow line that hides small imperfections on older decks.
For most Alameda homes we recommend architectural shingles. Roof sections here are often small and broken up by dormers, and the dimensional profile reads better on a 1920s bungalow than flat tabs. The labor to install both is nearly identical, so the price difference between grades is mostly the material.
What a shingle reroof includes
The quote should name every item below, so you can compare bids line by line. A complete shingle reroof here covers these deliverables:
- Tear-off of every layer and disposal of the debris
- Synthetic underlayment across the whole deck, plus a membrane at valleys and penetrations where specified
- New drip edge, step flashing and chimney flashing, not reused metal
- Architectural shingles nailed to the manufacturer's pattern, with starter strips at eaves and rakes
- Ridge caps, new vent flashings and any attic vents the roof calls for
- Cleanup, cleared gutters and a final walkthrough with warranty paperwork

How long do 30-year shingles really last?
Plan for less than the label. Industry ranges for architectural shingles usually run about 20 to 30 years, and the actual figure depends on ventilation, shading, roof pitch and maintenance. The "30-year" on the bundle is a warranty term, not a prediction.

Three Alameda conditions shape the real number:
- Marine moisture. Fog and damp mornings keep north-facing slopes wet, so moss and algae show up under trees.
- Attic heat. Poorly vented attics cook shingles from below.
- Overflowing gutters. Gutters clogged with leaves push water back under the first course at the eave.
You can lengthen life with ventilation upgrades and gutter care. One Alameda customer received advice on keeping old shingles going rather than replacing them, which is a legitimate answer if the decking is sound and the leaks are local.
Shingle roof replacement: the process
Here is the order of work on a typical shingle reroof.
- Inspection. We check the existing shingles, flashings, vents and the attic underside for stains and daylight.
- Written estimate. The quote names the shingle line and color, underlayment, flashing, vents and cleanup.
- Color and sample selection. You choose from the shingle line quoted, and look at samples against your walls and trim in daylight.
- Tear-off and decking repair. All layers come off. Soft boards are shown to you and replaced by written change order.
- Dry-in. Underlayment, drip edge, ice-and-water style membrane at valleys and penetrations where specified, and step flashing at walls.
- Shingle installation. Courses are nailed to the manufacturer's pattern, with starter strips at eaves and rakes.
- Ridge, vents and flashings. Ridge caps and vents go on last and are sealed.
- Final cleanup and walkthrough. Debris is hauled, gutters are cleared and a supervisor walks the roof with you.

Comp roof replacement: decisions that change the result
Four decisions matter more than the brand name.
- Tear-off or not. Tear-off is the default for the reasons in our roof replacement guide. A two-layer roof must be torn off under California Building Code reroofing rules.
- Underlayment. Synthetic underlayment resists tearing during a wet-season install and lies flatter than felt.
- Ventilation. Add or restore intake and exhaust before the new shingles go on. This is cheaper at reroof time than later.
- Flashing. Replace old step flashing and chimney flashing rather than reusing it. On one Alameda job, flashing and gutter faults from a previous roofer were fixed during the same visit.

Permits, cool-roof rules and licensing for shingle roofs
The City of Alameda Permit Center says most construction work needs a permit, and the estimate should state who pulls it. Alameda sits in California Climate Zone 3, outside the Title 24 cool-roof lists for single-family reroofs, so a lighter shingle is a choice, not a requirement (Cool Roof Rating Council summary of the 2025 Energy Code). The building department has the final word. Roofing in California takes a C-39 classification from the Contractors State License Board, and the number should appear on your contract. Look it up at cslb.ca.gov.
Which shingle colors suit Bay Area homes?
Pick a color that matches your walls and trim first, and your cooling goals second. Dark charcoal and brown shingles look sharp on stucco and show less moss, but they run hotter on the surface. Gray and light-weathered blends read cooler and suit shaded lots under oaks and liquidambars. One customer was advised on a lighter shingle to keep a sunroom cooler.
A caution on historic homes: work that changes the exterior look of a building may need Planning design review in the City of Alameda. If your house is in a historic district or has historic status, ask the Permit Center before you choose a dramatically different color.
How much does a shingle roof cost per square?
Prices vary by season, access and roof complexity, so use published ranges only as a guide. Homeyou's 2026 figure of $6,248 to $8,056 for a 1,282 sq ft composition roof works out to roughly $490 to $630 per 100 sq ft, by our arithmetic. Build-folio's 2026 Oakland benchmark of $18,377 to $24,864 for 2,286 sq ft works out to roughly $800 to $1,090. Both are third-party ranges, not our quote, and the gap shows how much roof shape and scope matter.
What explains a higher figure:
- Steep pitch or hard access
- Several layers to tear off
- Decking replacement
- Skylights, chimneys and many valleys
- Higher-grade shingle lines
- Gutter and fascia work done at the same time
Your written estimate is the figure that counts, and it should itemize decking so there are no surprises.
Where we install shingle roofs
Shingle roofs go on homes across Alameda and the nearby East Bay. From our Webster St office, Oakland is roughly 12 minutes, Berkeley about 18, San Leandro about 24, and Hayward about 31. These are estimates, and bridge routes can run longer at commute hours.
If a shingle roof does not suit the house, compare it with metal roofing, or see tile roofing for homes that already have tile.
Care after installation
Keep gutters clear before October, trim branches that touch the roof, and have the roof looked at after strong wind. Rinse off moss with a soft brush, not a pressure washer, which strips granules. Save your photos, contract and warranty paperwork in one place.
